INTERNAL:

The majority of this floor is tiled with flanking hardwood trim and can be chilled with multiple split air-conditioners.

The lounge looks out onto the pool and the lake behind with its migratory water-fowl, and to the front out towards the green. Upgrading of the lounge includes the installation of a 200mbps fibre-optic connection (up to 1Gbps is available), hanging tri-fold doors to provide a cosy study and a floor-to-ceiling panel hosting the cabling for a large flat-screen TV. A comfortable three-piece suite is included together with a teak Thai-style glass-topped table. The lounge has a high ceiling, with some timbering, with the first-floor gallery overlooking.

The study area is flanked by a bedroom (with both a double and single bed plus dressing table) with hardwood-flooring and floor-to-ceiling windows on two sides and which open to the pool and its sala. The guest bedroom is complimented by a bathroom complete with shower and a plinth for seating within.

The large dining area includes a table and six chairs, and similarly fronts the pool onto which it opens by way of floor-to-ceiling windows. Storage is provided by way of built-in cupboards, and which are sufficiently large to host several sets of both crockery and cutlery. A granite counter, with underlying cupboards, divides this from the first of two kitchens. The main kitchen includes an oven, stove-top, oven / microwave and a large fridge-freezer. There are extensive fitted cupboards.

A second “Thai” kitchen is accessed through a door and which includes fitted cupboards, work-surfaces and a large storage area under the stairs. Plumbing and power provide for the installation of a washing machine, dishwasher and additional refrigeration. The kitchen is light and airy and looks out onto the garden and a newly-built extended area. A further door opens onto an area designed for a live-in maid including the fifth bedroom and its dedicated bathroom.

Accessible from both the lounge and dining area is a tiled outside-seating area (with garden furniture and glass-topped Thai style teak-table) that is sheltered both from the sun (due to its orientation) and rain as it underlies an upstairs verandah. This relaxing area looks out over the pool and has multiple power-outlets and a ceiling fan.

 

EXTERNAL

The property is flanked by landscaped areas including lawns with flowering plants in the borders, and relatively mature trees including mango. On the western-side to the property, which was previously unused is an extension with a sandwash floor, and a polycarbonate roof with stainless-steel guttering. This extends the full width to the villa, and has external plumbing and power. Currently, it is used for laundry and to rack bicycles and a motorcycle. The extension connects to the carport and which comfortably accommodates two large vehicles. To assist in irrigation during the dry season, there are external taps on each of the villa's four corners.

The highlight to the external area is the pool, and associated sala. This is 12 by 4m and 1.4m deep and is sufficient not only for play, but also serious swimming. The pool is at the rear of the property, facing the lake and which may be accessed by a gate in the villa's rear steel fencing. The sala is raised and discretely hosts the plumbing for the pool, it includes several sun-beds a low table, multiple power-outlets and a ceiling fan.

The first floor is accessed by way of a wide hard-wood staircase, and is entirely floored with hard-wood. The first of the three bedrooms is the large master bedroom with built-in wardrobe, king-sized and single bed. The furthest wall comprises a floor-ceiling sliding door that opens to a balcony with a view over the pool and the lake behind. A large tiled ensuite bathroom includes a WC, jacuzzi, shower and his and hers wash-basins.

The east-end of the villa includes two bedrooms currently furnished for two young children with Ikea shelving, bins and two beds, in addition there is a standard-sized single bed. Both bedrooms have a floor-to-ceiling glass sliding door opening on to a balcony. One room faces on to the green, and the other to the rear and pool with its sala. The two bedrooms are inter-connected with an area that includes two separate walk-in closets and a large shared tiled bathroom with WC, shower and his and hers wash-basins. The bedrooms and gallery have split air conditioners installed.

Off the gallery, which looks down into the lounge is a door leading to the outside with a wide and deep tiled verandah that connects with the others facing the pool and lake to the rear. This verandah is currently largely unused, but is sufficiently deep as to be able to host a full set of garden furniture; the upgrade tab refers to neighbours' modifications to this.

LOCATION: Laguna is serviced by free shuttle-buses and boats, reflecting the presence of several coastal and inland lagoons. The villa occupies an area of 1,257 square metres, providing 604 square metres of living space over two floors, meaning there is a sizeable front lawn, and an extensive grassed area surrounding the pool. A title deed (chanote) has been issued, so whilst the land is currently leasehold, a Thai citizen can secure it as freehold. The villa comes with a life-time membership of the adjacent Laguna golf-course, together with a Privilege Card providing multiple discounts at the nearby 5-star hotels, including the Sanctuary Club.

Laguna describe the property as "A superb two-storey property of classic proportions. Villa is designed in an elegant contemporary style that makes masterful use of Thai architectural details. Thus the two-tiered roof has a wide overhang to give shade, while floor-to-ceiling windows encourage natural light and maximise open views in a away that echoes traditional tropical living."

Whilst advertised as having four bedrooms, a fifth is represented by the maid's quarters. The villa has been completely re-painted externally twice, with the last instance being during the 2020 dry season; the interior was re-painted in August 2020. An additional Baht 1.5 million has been spent on upgrades including an external laundry / bike storage area, and modifications to the ground-floor including a panel for the flat-screen TV and tri-fold doors to enclose the study when desired. The property has a 200Mbps fibre-optic connection right into the study area, and which can be upgraded to 1Gbps. There also are two direct-dial phone lines. The villa is oriented east-west and therefore is relatively cool as direct sunlight is received by the insulated roof. The prevailing winds are similarly oriented, rendering the patio area dry, and therefore usable, even during tropical downpours.
