The villa is situated in one of the most beautiful coastal areas of Cyprus. It is at close proximity to the small town of Polis (1.5km from its centre) but at the same time distant enough to enjoy the natural setting by the beach.
The architectural design is contemporary and minimal in its style. It aims at creating an elegant composition rooted in the specificity of the place and its surroundings, encapsulating the beauty of the Mediterranean landscape and light. The openness of the composition is a clear reference to a long tradition of seaside architecture that is suggestive of a relaxed life style in comfortable luminous spaces infused with subtle beauty. The villa's layout plan is developed length-wise, on an east to west axis, yielding a large garden to the north that reaches to the beach-front. The linear composition ensures that all spaces, on both floors, are full of light and have direct sea-views. In order to ensure maximum privacy for its occupants, the villa presents a rather solid elevation to the street, and at the same time opens-up completely towards the garden and the sea. The villa is comprised of three floor levels; basement, ground floor and first floor.
The ground floor accommodates all living areas and family activities of the villa. The uninterrupted spatial flow of the layout composition is intended to accentuate an ambiance of comfort and leisurely living on all living areas of the ground floor; at the same time it is spacious enough to accommodate distinct areas of different activity without losing its spatial continuum. The layout is planned as a se­quence of interlinked living spaces, from the entrance lobby leading directly to a very spacious living room separated from the formal dining area by an open fireplace, to the kitchen and the breakfast area. The kitchen has its pantry-storage and is served by a separate entrance from the covered car­park. A guest WC and a vestibule are arranged at the back of the staircase leading to the 1st floor and the basement. The large sliding glass-doors along the entire north side offer uninterrupted views from all living areas towards the garden, the sea and the horizon. At the same time, the openness and transparency emphasize the direct relationship and spatial continuation between the indoor liv­ing areas, the outdoor covered verandas, the swimming pool with the deck-floor outdoor areas, the garden and the sea.
The first floor accommodates four bedrooms and their bathrooms. All bedrooms face to the sea through large floor to ceiling sliding glass-doors. All have private covered terraces as an extension of the interior. The glass parapet on the terraces ensures uninterrupted views to the sea and the horizon. The master-bedroom suite occupies a central part of the floor's layout composition. It is organized in three distinct zones: bedroom, walk-in closet and spacious bathroom with a sea view. It facilitates a large vanity unit with two wash-basins, a whirlpool bathtub and a spacious shower. A second bedroom with an en-suite bathroom and walk-in closet is situated on the west side and on the east two more bedrooms share a bathroom through a common vestibule. Each has its private built-in wardrobes.
The basement is a dedicated floor to leisure activities as well as supporting spaces for the well ­functioning of the villa. It accommodates a fully equipped Home Cinema room, a Spa & Gym area including a sauna, a steam bath and an en-suite bathroom, a guest bedroom with an en-suite bathroom opening into a luminous patio-garden, a laundry room, a kitchenette and a wine cellar. A plant room for the various systems is accessible through an external staircase from the side of the garage.
